“We’re a fresh, healthy alternative to many of the fast-casual restaurants today, particularly within the mall setting. Developers designed Watters Creek at Montgomery Farm in Allen, Texas, according to “What Women Want;”
Project includes specialty retail, office space, outdoor dining, a hotel, residential units, green space, public art, outdoor plazas and water features

TBG LogoALLEN, Texas, October 27, 2008 – Phase 1 of Watters Creek at Montgomery Farm, a 1.15 million-square-foot mixed-use development located 30 minutes north of Dallas in Allen, Texas, is complete and open-to-the-public. Watters Creek serves as the town center for the 500-acre master-planned Montgomery Farm residential community, currently under construction. The 52-acre project is pursuing Leadership in Energy and Environmental Design (LEED) certification, and, once awarded, will be the largest LEED-certified mixed-use development in Texas.

Currently, it encompasses 620,000 square feet, including 230 urban multifamily residential units, 90,000 square feet of office space, and 300,000 square feet of retail and restaurant space, 10 of which have outdoor seating with views of the project’s natural landscape.  Future phases of the $333 million mixed-use development will include additional residential, retail, restaurant, office space and a lifestyle hotel.

Targeting upscale women ages 25-55, Watters Creek developer Trademark Property Company conducted female focus groups prior to developing the center to find out “what women want” in a shopping experience. In the end, Trademark executives realized that instead of looking at buildings and facades, women shoppers wanted to be “revitalized and inspired, with something that would also invoke a sense of discovery and whimsy,” said Terry Montesi, Trademark’s CEO. “They said, ‘Transport us to somewhere else.’”  The project team listened, and designed Watters Creek accordingly, in large part by taking full advantage of the existing topography and native landscape.

For example, TBG Partners, the project’s site planner and landscape architect, integrated and leveraged an adjacent flood plain into the design and amenities of Watters Creek, leading to the addition of a nature walk, bike trail connections and a sandstone-lined pond/creek/pedestrian green corridor, which serves as the development’s central focus.  A town green and natural amphitheatre sits below an overlook at the creek’s edge, and across the creek from the stage is the “village green,” a large sloping lawn area that serves as both a place for people to sit while watching performances and also as a community gathering area for the entire Montgomery Farm community. Large native rocks and boulders sit in the lawn and creek’s edge for people to sit on.

TBG also designed a central plaza that runs parallel to the village green and across from a tall, overflowing pot fountain, which further emphasizes pedestrian connectivity. Existing large trees were preserved and anchor both the village green area and an upper pond environment, which is surrounded by a series of restaurant patios.  The development also incorporated natural and built shaded areas to increase the comfort of visitors and reduce the energy required to cool the buildings during hot Texas weather.  Further, more than 600 native trees as well as native wildflowers and grasses planted along the development’s streets beautify the landscape, conserve water and require reduced maintenance.

In addition to incorporating native landscape into the Watters Creek design, other sustainable or “green” elements that contribute to the project’s LEED certification include increased insulation in walls and ceilings, reflective rooftop systems, the use of recycled and local building materials, and a recycling program for construction and tenants both during and after construction.

Fort Worth-based Trademark Property Company is developing the property as a joint venture with Coventry Real Estate Advisors, Developers Diversified Reality Corporation and Southern Land. Other project team members include Meacham & Apel Architects as the architect of record; TBG Partners and DDG as the landscape and planning architects; Field Paoli as the design architect; Bury + Partners as the civil engineer; and Linbeck as the general contractor.

Turner LogoDALLAS, October 23, 2008 – Turner Construction’s Dallas office won three Excellence in Construction Awards and three Merit Awards at the Associated Builders and Contractors (ABC) of North Texas’ annual Excellence in Construction Awards banquet, held October 22 at the Belo Mansion in downtown Dallas. The ABC Excellence in Construction Awards recognize outstanding construction projects across the North Texas area, and signify the projects represent the “best of the best” for safety, quality, teamwork, planning and innovation.

Turner won the award in the “commercial $5-$10 million” category for its renovation of Comerica Bank’s new corporate headquarters. This six-floor bank renovation was completed with extensive millwork, high-end finishes, and mechanical, engineering and plumbing rework for the corporate relocation of Comerica Bank from Detroit to downtown Dallas.

Turner also won the award in the “industrial $5-$15 million” category for its construction of Sagem Avionics, Inc.’s new United States headquarters facility, located in Grand Prairie, Texas. Turner took the best of an existing building and constructed an attractive, highly-functional manufacturing facility that houses offices, a new repair station, and an assembly production line for the U.S. Army’s new Light Utility Helicopter (LUH) mission.

Lastly, Turner won the award in the “renovation less than $4 million” category for its renovation of Dallas’ legendary Mansion Restaurant at Rosewood Mansion on Turtle Creek. The project involved 6,000 square feet of interior renovation, which pays tribute to the classic Mansion style while also offering a fresh new take with several contemporary undertones.

Approx. 5,000 people expected to participate in one of North Texas’ top fundraisers for local AIDS services

What:      18th AAIDS Arms Logonnual AIDS LifeWalk Approximately 5,000 corporations, civic, religious and neighborhood groups and individuals are expected to participate in this year’s 5K Fun Run/Walk. Following the walk, a festival in Lee Park will take place featuring live music, concessions with food, beer, & wine, vendors, information booths, and a ‘kids area’ complete with a bounce house, balloon clown, face painters, and dunking booths. The LifeWalk raffle drawing will conclude the event. The honorary co-chairs for the 18th Annual LifeWalk are Del Shores and Jason Dottley.

Del Shores is the writer/director/executive producer of “Sordid Lives: The Series” now airing on MTV’s LOGO channel. He wrote, directed and produced the movie “Sordid Lives” based on his award-winning play and wrote and executive produced the film adaptation of his play “Daddy’s Dyin’…Who’s Got The Will”. For television he wrote for and executive produced the American version of “Queer as Folk” and wrote and produced for “Dharma and Greg”, “Mr. & Mrs. Smith” and “Ned and Stacey”. His plays have won NAACP, GLAAD, LA Drama Critics and countless other awards and have been produced in over 2,000 theatres world-wide. Jason Dottley is currently starring as “Ty Williamson” in Del Shores’ “Sordid Lives: The Series”. Dottley stars with icons Olivia Newton-John and Rue McClanahan, as well as noted pros Bonnie Bedelia, Beth Grant, Caroline Rhea and Leslie Jordan. As a producer, Dottley is the President of Del Shores Productions. To date LifeWalk has raised and distributed more than $7 million for AIDS services throughout the Dallas community. Details:   AIDS Arms serves about 2,700 clients each month.  30% of AIDS Arms clients are women.  72% are ethnic minority (55% Black; 16% Hispanic; 1% Other). 45% are gay. 16% of younger than 18 years old. Funds raised will also benefit other AIDS service groups: Greg Dollgener Memorial AIDS Fund, Legal Hospice of Texas, Resource Center of Dallas, and The Women’s Chorus of Dallas. In Dallas, there are approximately 20,000 people living with HIV/AIDS, and more than 1,000 new infections are discovered each year.  Nearly 20,000 people have died in Dallas from AIDS since 1984. Dallas has one of the fastest growing infection rates among young people in the United States, and leads the state of Texas in new HIV infections. More than one million people in the United States are living with HIV/AIDS, with approximately 40,000 new infections each year.

SHW Group LogoHOUSTON, October 1, 2008 - SHW Group, one of the largest educational architecture firms in the U.S., recently won the Rice Design Alliance 2008 Design Charrette thanks to the talented teamwork of the company’s Houston office. SHW’s Houston studio and nine other architecture and landscape firms were challenged to “Stir things up along the Buffalo Bayou” by designing activities and physical solutions to encourage the local community to utilize the 53-mile waterway in Houston. The competition focuses each year on a particular design challenge. This year’s charrette was held in early August by the Buffalo Bayou Partnership and the Rice Design Alliance at the School of Architecture at Rice University.

The designs were viewed by the jury, comprised of Bob Eury, President of Central Houston, Inc.; Alan Krathaus, Principal of Core Design Studio; Kevin Shanley, President and CEO of SWA Group; and Lorie Westrick, Board Member of the Buffalo Bayou Partnership and Principal with Rey de la Reza Architects to determine a winning design. In addition to SHW Group being awarded the prize for Best in Show, two Honorable Mentions were given. One went to the team from TBG Partners and the other to a team from Asakura Robinson and Rey de la Reza Architects.

“This competition was an excellent opportunity to contribute to our local community by offering significant and lasting design solutions for improving life along the bayou corridor,” states Gary Blanton, managing principal for SHW Group Houston. “The waterfront destination is a vibrant, sustainable resource for all of Houston and we are proud to support the Buffalo Bayou Partnership’s efforts to develop and facilitate improvements to the Buffalo greenway system.”
